JOB SUMMARY The purpose of this position is to support and assist in the management of medium to complex space planning. Under general direction of the America's Occupancy Lead, the Sr. Space Planner is responsible for general space and occupancy planning and reporting services across the client's portfolio. Applies knowledge to forecast space requirements based on verified existing space information, forecasted space supply/demand and growth projections. Provides metrics around current and future space needs. Participates in conceptualizing and the development of migration plans. ESSENTIAL DUTIES AND RESPONSIBILITIES Provide the required space forecast data for real estate committee decisions. Use creative and analytical thinking to aggregate data from multiple sources and generate solutions for occupancy problems, providing analysis for client decision making. Provide occupancy management support utilizing CAFM for updates and changes. Develop scenario planning for restacks and moves. Communicate recommendations through reporting and graphic presentations. Produce graphic charts and diagrams for visual display of quantitative and qualitative information. Illustrating organizational, operational and functional relationships that pose physical and spatial impacts. Prepare plans, schematic schedules, stack and block fit plans. Attend client meetings, gather requirements, draft meeting minutes and obtain requisite approval. Develops and execute phasing plans for relocation and sequencing based on the physical space requirements. Generate conceptual solutions that respond to client's spatial requirements, physical planning constraints and IT, HR and compliance requirements. Review, and/or updates CAD drawings and/or related database(s). Report on building data, organizational data, and occupancy metrics at the campus, metro, or regional level using MS Excel and or MS PowerPoint. Ability to organize manage and track multiple changing priorities in a fast-paced work environment. Experience with Microsoft Office Suite applications including: Word, PowerPoint, Excel, Outlook, etc. Proficient with the following software: CenterStone, Manhattan (or other CAFM tools), AutoCAD, InDesign, Illustrator, and Photoshop. Report writer software. Experience generating presentation decks. Excellent administrative and organizational skills. Effective Communication skills and able to work within a diverse corporate environment. SUPERVISORY RESPONSIBILITIES No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. Coordinates and assigns tasks to co-workers within a work unit and/or project. EDUCATION and EXPERIENCE High School Diploma or GED (General Education Degree) required. Bachelor's degree (BA/BS) from four-year college or university preferred. Minimum of four years of related experience and/or training. AutoCAD drawing experience is required. CAFM software experience is preferred. CERTIFICATES and/or LICENSES Professional Registration in Architecture or Interior Design and/or Certification in Corporate Real Estate and Facilities Management preferred. LEED certification or Facility Manager Certification preferred. COMMUNICATION SKILLS Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. FINANCIAL KNOWLEDGE Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis. REASONING ABILITY Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills. Familiar with system furniture design and modular furniture while demonstrating knowledge and adherence to building regulations and health & safety guidelines.
